Concrete floors in a town built on slab
Nearly every home and business here sits on a concrete slab. Most of the housing went up in the seventies and eighties, when developers laid out golf course neighborhoods, villa clusters and condo communities around a network of lakes and canals. Those slabs have now carried forty or fifty years of cars, carts, washing machines and moving boxes. Some still wear the original gray paint that was rolled on when the house was new. Others hide under carpet, cracked tile or vinyl planks that are ready to come up. When owners finally look at the concrete itself, they often find it is in better shape than expected, and a coating or polish makes far more sense than another round of flooring.
That is the work we do. We prepare and coat garage floors, screened patios, laundry rooms, villa interiors, retail spaces, medical offices, restaurant kitchens and warehouse bays. We also seal driveways and walkways, resurface tired pool decks and pour epoxy countertops. Every project starts with the same thing: a close look at the slab, a moisture test and an honest recommendation.
Life around the fairways and canals
Golf carts are part of daily life in many neighborhoods here. They roll in with wet grass, sand from bunkers and fertilizer dust on the tires, and they sit on the same spot every night. Over time that leaves a dark, ground-in track on bare concrete. A coated floor shrugs that off. Clippings sweep away, and a damp mop takes care of the rest. Flake systems are especially forgiving, because the speckled surface hides small marks between cleanings.
The canals and lakes add humidity. Garages close to the water stay damp, and bare concrete can grow mildew in corners or under stored boxes. A sealed floor does not absorb that moisture, so it dries quickly and stays cleaner.
Shutters, storms and stored gear
Hurricane season changes how garages get used. Shutter panels, generators, gas cans, water jugs and patio furniture all end up on the garage floor for months at a time. Generators drip oil. Gas cans leak a little. Patio furniture leaves rust rings. When a storm pushes rain under the door, everything sits in a puddle. A good coating resists fuel and oil, keeps water on the surface where it can be squeegeed out and makes cleanup after a storm a quick job instead of a weekend project.

Why old paint has to go
Many garages here were painted decades ago with a one-part floor paint. It looks fine for a while, then wears through in the tire paths and flakes near the door. Rolling new coating over that paint does not work, because the new layer is only as strong as the old one underneath. We grind the old paint off completely, down to clean concrete. That step takes time and the right equipment, but it is the reason our floors stay bonded when kit floors lift.
Moisture in South Florida slabs
The water table sits close to the surface across much of Broward County, and older slabs were often poured without a vapor barrier. Moisture rising through the concrete is the most common reason coatings blister. We test every floor before we quote. When readings are high, we switch to a moisture-tolerant primer or suggest a breathable finish such as a penetrating sealer or polished concrete. You will see the numbers and our reasoning on the estimate.
Sun through the open door
Strong sun reaches deep into a garage when the door is up, and standard epoxy turns yellow under ultraviolet light. Every floor that sees daylight gets a UV-stable polyaspartic or urethane topcoat. The same goes for screened patios and lanais, where sunlight hits the floor all afternoon.
Villas, condos and association rules
Many properties here belong to a homeowners or condo association. Some limit work hours, require contractor insurance certificates or want to approve exterior colors for driveways and walkways. We handle the paperwork, provide certificates to management offices and plan quiet work hours where rules require them. Grinding is done with vacuum collection, so neighbors do not deal with dust drifting across shared walkways.
How a typical job goes
We start with a free visit. We measure the space, look at cracks and old coatings, take moisture readings and talk through how you use the floor. The written estimate lists each step and product. On install day, we protect walls and doorways, grind, repair cracks, apply the system and clean up. Most garages take one or two days. With fast-curing materials you can often walk on the floor the same evening and park within a day or two.
Straight answers, fair prices
We are a small local crew that only does concrete floors. If a simple sealer fits your needs, we will say so. If a slab has a structural problem that a coating will not fix, you will hear that before you spend anything. Contact us to set up a free estimate, or read more about our crew.
